Builder FAQ: Sealing Stone and Shower Glass in New Builds

Builders ask the same questions about sealing, and they are good ones. Where does it fit in the schedule? What does it cover? What do I tell the homeowner?

Here are plain answers, in one place. For the full argument behind them, start with Why Builders Seal Stone and Shower Glass Before Closing.

About Diamond Bond

Who is Diamond Bond Oregon? We are based in Lake Oswego, OR and serve the Portland–Vancouver metro. We have been sealing, protecting, and restoring glass and stone surfaces for over 25 years.

Who have you worked with? Our site names Renaissance Homes, Customline Shower Company, and Heritage Glass. We do not share project details on their behalf.

What do you work on? Shower glass, granite and travertine, ceramic tile and grout, marble and natural stone, porcelain sinks and tubs, and windows and exterior glass. If a material is not on that list, ask us before assuming.

Timing and the schedule

When does sealing happen? After the final clean and before the walkthrough or move-in. The surfaces are clean, the house is empty, and nothing has been used yet.

How long does it take, and how much lead time do you need? That depends on the home and the number of surfaces, so we do not publish generic times. Diamond Bond coordinates with your schedule. Call us with your closeout dates and we will talk through what works.

Do we need to be on site? Coordinate that with us when you book. We will tell you what we need from your team for access.

What if the schedule slips? Tell us as early as you can. The goal is to sequence sealing after your final clean and before the buyer walks through.

What sealing does

What is it, in plain terms? An invisible barrier on the surface that repels water and resists stains. It protects against hard-water spotting, mineral buildup, etching, cloudiness, and absorption, and it means less maintenance for the homeowner.

Does sealing make surfaces maintenance-free? No. It reduces how much clings to the surface and makes cleaning easier. Homeowners still need to clean. Diamond Bond Cleaner & Revitalizer is our retail product for maintaining sealed surfaces.

How long does it last? For years, depending on water conditions and care. We do not publish a number of years, and neither should a builder promise one.

Water questions

Is the water in the Portland metro hard? It depends on where you build. Portland's Bull Run supply is generally soft. Many suburbs, Vancouver and Clark County systems, and private wells vary, and some are harder. Do not call the whole metro hard water, because it is not.

If the water is soft, is sealing pointless? Not necessarily. Mineral spotting and soap scum still build up on unprotected glass with any water. Harder water may speed it up. Soft water may slow it down.

Scope and surfaces

Which surfaces should I prioritize? Most builders start with what shows problems most clearly: shower glass and natural stone. Read about shower glass and granite and travertine to see what each involves.

Do you handle stone like marble? Yes. Marble and natural stone are on our list. See marble and natural stone.

What about windows and exterior glass? Yes, we protect windows and exterior glass too. The same timing applies: after the final clean, before the walkthrough.

Can you restore surfaces that are already weathered or built up? Yes. We restore as well as protect. For new construction, protecting is usually simpler because there is nothing to remove first.

The business side

Will this reduce my callbacks? We cannot promise a number. What we can say is that spotting, cloudiness, and staining are common homeowner complaints on unprotected surfaces, and protection gives water and stains less to cling to.

Do you offer builder pricing, programs, or warranties? We quote through a free, no-obligation estimate, and we do not publish prices or terms here. Ask us directly about what applies to your projects.

What should I tell the homeowner? Tell them the surfaces were sealed before move-in, and point them to our cleaning instructions. For more questions, our residential FAQ covers the homeowner side.

Do you serve Vancouver, WA? We serve the Portland–Vancouver metro. Tell us your project's city and we will confirm.

What is the one thing to remember about timing? Seal after the final clean and before the walkthrough or move-in. Diamond Bond coordinates with your builder schedule, so it fits your closeout.

Does sealing replace cleaning? No. It makes cleaning easier by repelling water and resisting stains, but homeowners still need to maintain their surfaces.
